Its almost perfect for what I need. Lots of rooms, 1 for my workshop, 1 for lighting studio, 2-3 dem rooms, storage of stock then where all the patients used to sit (waiting room) a huge area for meetings!!!!! Plus lots of nice folk off AT who will help me move in in exchange for vinyl?????????????...

I did some very amateur studio measurements back in the day but didn't get very far with nulling bad reflections, other than identifying places to put auralex. Ah, nice - good work. I suppose it's not much use putting them up as you need to see them 'in action' ? Does it require you to drive the sound into the model in a certain place - ie. where the speakers sit ? I do remember in the bass when testing the tapped horn, from the typical listening position...

Info here for SimonC - Front room looks like this , if you want to estimate room modes . Dims in metres. Width of room doesn't quite work out with sections of bay added together, at least on the assumption the side windows are a 45deg to the middle one - maybe they are not ? Derwendeg_frontroom.png...

The 30k may well be from the pc that you are using to measure, or any other switching supply in the region. OK, thanks Nick. I might try running the laptop off the battery tomorrow.
